We are a plan-driven contractor. What we build is set by your structural plans, your soils report and your grading plan, and we bid from those documents — not from a doorstep guess. Custom home foundations
Slab on grade
Most new residential construction on a prepared pad gets a slab on grade: floor slab and footings placed as one system directly on compacted subgrade, over a vapor barrier, reinforced to plan.
What separates a good one is the half nobody photographs — subgrade prep and compaction, an intact vapor barrier, reinforcement held at the correct height, and a joint layout planned in advance so cracking happens where it was designed to happen. Full scope on the concrete foundations page.
Raised and stepped foundations for hillside lots
Where a lot has real grade across the building footprint, the plan will often call for stepped footings, a stem wall foundation or a raised foundation rather than a flat slab. We build all of these, and our gallery includes a custom raised foundation.
Which system a hillside lot gets is a structural engineering decision made from the soils report and the topography — not a preference we bring to the site. Send us what the engineer drew and we will build it.
Flatwork
Driveways, walkways, patios, garage slabs, pool decks and utility pads. Our flatwork is specified around four questions: what goes on top of it, how thick that makes it, where the joints go, and where the water leaves. Those get answered in the bid rather than in the field.
Drainage and V-ditches
Where a project sits on or below a slope, storm water has to be routed deliberately. Concrete V-ditches and brow ditches intercept runoff uphill of the structure and carry it to a controlled discharge point — built to the civil drawing’s invert elevations and section, with continuous positive flow. Drainage is a substantial part of our published portfolio, including installations measured in thousands of linear feet.
Permits and inspections
Yorba Linda is an incorporated city, so plan check and inspection for work inside the city limits run through the City of Yorba Linda. The owner or general contractor always pulls the building permit; Precision Set-Up Concrete never pulls permits and is never listed on the permit. We build to the permitted plans, schedule concrete after the pre-pour inspection clears, and coordinate with your general contractor, your engineer and the inspector.
Bid from your plans, in writing
We bid from your plans. The bid covers the scope described in it. We do not take a thin takeoff and rebuild the margin with extras once the forms are up.
Two things change the bid. You change the work — added square footage, a moved wall, an upsized footing, a scope item that was not in the drawings we bid. Or the grade does not match the plan: the pad as we find it is not the pad the plan drew, and bringing it to plan is work nobody bid. Either one comes to you in writing, with the reason, before we build it.
